Trying to see what I've missed!

I am trying to figure out how to trigger the event in which

Pierre sells Midnight

however, I seem to be stuck. 

Here's a list of everything that has happened:

I have gotten all of the dialogue options regarding Pierre. I know about his love live woes, I have gotten everything from the lodge (i.e. the blotted paper, the rope, the poem), I have all the foot prints checked out, I have visited all the locations etc. The only thing I can't do is have the hermitage dialogue trigger. I tried presenting it to him, but there is no new dialogue options.

Do you have the Hermitage pamphlet in your hand when you click to speak with Pierre from far away?
